What We Offer

We know you have many options when considering who you want to manage your property and you also have many booking channels from which to market your property for rent. Vacation Hospitality is a full-service management solution that offers you total hands-off control over booking, listing, and managing your vacation property into one seamlessly integrated platform. We offer you relief from juggling calendars, tangled payments, and the endless stream of guest and automated messages from half a dozen different companies; our system integrates a single complete listing across every major booking intermediary including Airbnb, VRBO, Google Vacations, booking.com, and TripAdvisor. And, of course, you'll have your own listing on our site, as well, where you can manage the calendar and refer existing and past clients to book with you directly, without fees*. Lastly, but not least, we can offer you a novel, diverse, and tailored marketing & pricing strategy that will enhance your property's market exposure and maximize its financial return.

Why We Want to Manage Your Property

We are, and have been, vacation rental hosts since 2005. Over that time, we have witnessed change within the industry and watched as a great many management companies have come and gone and consolidated into, and out from, large national corporations. The consequence of which has often resulted in a sterile, institutional, and conflicted service product that requires a usurious and sometimes arbitrary value proposition to the owner, to the guests, and often both. What has been forgotten, in our opinion, is that there are only two constituents of any importance within our industry, the property hosts and the vacationing guests; everyone else is merely an intermediary or a facilitator. Vacation Hospitality is such an intermediary, of course, but we are different because we have always been hosts and come to this side of the business with appropriate deference and knowledge of what it takes to manage a property, no matter where it is and no matter how often it rents. As owners ourselves, we fundamentally respect that the value of any vacation derives from the quality of the property, itself, as well as its location and, as such, the vast majority of that value should be captured by the property owner, not its intermediaries.

How Much We Charge

Our fee is 15%.

15% of your payout, when you get paid, of what you get paid, and net of any refunds. No fees to your guests, no funny calculations, no kickbacks from or add-on charges to your vendors. Our interests are, and will always remain, aligned with yours.

What You Can Expect

Single Human Point of Communication: You will have a single point of contact, a VH Manager who is dedicated to your property and who will be responsible and accountable for total interaction with your guests, before, during, and after their stay. This person will learn your property and become an extension of you that will control and coordinate your vendors on the ground during turnover and as needed, subject to your preferences of course. They will be available to you and your guests 24/7/365.
Direct Booking with Private Website: As with all of our customers you will have your own listing on vacationhospitality.com where you can direct repeat customers or friends to book and peruse your listing without paying any fees* (unless you choose to).
Better Efficiency & More Revenue: VH has a number of cutting-edge strategies that we can use to improve revenues to you. We will sit down with you and tailor make these strategies so that they fit your goals and expectations. These include but are not limited to:
- Converting fee channel guests into zero-fee direct repeat customers at higher rates
- Promoting guest upgrades during their stay including an extra night, as available
Unified Marketing: Listing production and content control with consistency and accuracy across the following booking channels (one listing, 5 channels):
- Airbnb
- VRBO
- TripAdvisor
- Google Property Vacations
- booking.com
Streamlined Calendar: All of our listings are synchronized to one calendar that we will provide to you so you can always know who is coming to your property, and when.
State of the Art Reporting: Our system produces top-of-the-line quality performance review reports along with granular payout information that will perfectly match up with your deposits. Your VH manager will provide you with as much detail as you request, whenever you request. HERE is a sample owners report.
Experienced Advisors with Aligned Interests: We come to this business as intermediaries from the perspective of having been principals first, and we offer you decades of our experiential advice as well as your guests' an owner's hand. In fact, the only reason we entered the management business at all was because of how institutional and fee-focused third-party management companies had become. In short, we figured out what really works and now we want to share our formula for success with you.
